You bring up very good points. I would add "how long they have lived in their home". Nothing is more disturbing than realizing that the previous owner's crud is still in your ductwork. Unless they knew the seller just had it done, it's best to just get it cleaned, for peace of mind if nothing else.

Excellent points about the pets and number of people living in the household. Pet fur and skin accumulation can really reduce the life of filters, and make the heating system work a lot harder.
